Service/Assistive Animals: Under Fair Housing Laws, service animals, as well as assistance, comfort or companion animals, are allowed in residential  rental dwellings, regardless of any "no pets" or "restrictive" policies. Additionally, no pet deposits or pet rents are required for qualified animals.

If you will be applying for one of our rental properties with a service/assistant animal, please be prepared to provide the following information at the time of application: Accommodation request form regarding the animal request AND a written statement from your professional caregiver that verifies the need for the service/assistant animal.  We require written verification that you have a disability and that the accommodation of a service/assistant animal is necessary to give you an equal opportunity to use and enjoy our housing units. You may obtain a signed letter from your doctor or other medical professional, or other qualified third party who, in their professional capacity, has knowledge about your disability and your need for a reasonable accommodation. We do not require you to provide any details about your disability or about the specific tasks the service animal performs.

Rental Application Criteria

  • Only completed applications will be considered.
  • All persons over the age of 18 that will be residing in the property must complete an application
  • Application fee is $50 per adult – Cash, Cahiers Check or Money Orders are accepted
  • Application Fees are NON-REFUNDABLE and due with your application(s).
  • Rental verification form must be completed by your Landlord and faxed or emailed to us at (866) 689-9386 CherylBeydler@aol.com
  • Provide proof of income – verifiable income – Approximately 3 times the monthly rent in income is required.
  • Email Proof of income, copy of driver’s license to CherylBeydler@aol.com
  • If the Landlord approves of a pet, you will be charged a non-refundable pet deposit of $150 and monthly pet fees may apply. Pet approval is decided on a case by case basis.
  • Your credit report and background will be pulled from a national credit bureau.
  • Prospective Tenant(s) are accepting the property in as-is condition. Requests for changes to the property must be submitted in writing with the application. Applicant(s) agrees to submit security deposit and sign the lease within 48 hours of approval of your application.

Automatic Decline:

  • Any prior evictions – A bankruptcy that has not been discharge – Falsification of application - Invalid social security number - History of outstanding balances with other landlords – Criminal History will be evaluated – Failure to pay the Application Fee – incomplete application.
  • Processing time is approximately 2 business days.
  • The decision to approve your application is up to the Owner of the property. The criteria outlined here are used to make recommendations to the Owner.
